Role: Building Services Mechanical Lead Engineer / Supervisor
Reports to: Technical Services Manager / Service Delivery Manager
Location: Central London Prime Residential / Commercial – Static
Shift pattern: Monday to Friday 8am to 5pm – 40 hours per week


Purpose and objectives of the role:

Be that person who inspires excellence.

·       Responsible for ensuring that the electrical, mechanical and public health systems and services within buildings work effectively, efficiently and safely.
·       Carrying out PPMs ensuring compliance and adhering to statutory regulations, but not limited to all routine maintenance.
·       Offering leadership to and giving day to day guidance to the Engineers and Maintenance team members.
·       Monitoring the activities of sub-contractors.
·       Working with the management team to always ensure the quality and improvement of the maintenance services.
·       Carrying out reactive tasks you would normally associate with building services.
·       Ensure engineering standards are maintained to maximise the operation effectiveness and reliability of the plant and associated systems.
·       To ensure company QA and site procedures are adhered to in all aspects.
·       Ensure Company & Site, Health & Safety procedures are always followed.
·       Maintain accurate site records/documentation in association with all site works in a timely fashion to meet KPI requirements. Keeping all logbooks fully up to date.
·       To inspect the condition of services and proactively deal with any day-day issues that may arise.
·       Comply with Company Health, Safety and Environmental procedures

Main duties and responsibilities:

●      You will be carrying out hands on maintenance of primary mechanical equipment in plant rooms and within common parts of a Super Prime residential/mixed use development.
●      The mechanical systems include, AHU’s, FCU’s, HVAC systems, pumps, motors, valves and more.
●      Conduct regular inspections, maintenance, and repairs of mechanical systems and equipment.
●      Respond promptly to mechanical issues and emergencies during regular working hours.
●      Collaborate with the maintenance team to plan and execute mechanical projects and upgrades.
●      Participate in building shutdowns, ensuring minimal disruption to operations.
●      Provide technical support for mechanical systems and assist in troubleshooting issues.
●      Document all maintenance and repair activities, keeping accurate records.

●      Always maintain a professional image of the company, while upholding and building effective relationships with colleagues, clients, and customers.
●      Maintain a flow of detailed information to Head Office.
●      Make certain work areas are left clean and tidy and carry out work in safe manner, adhering to company and site policy, procedures, and risk & method statements.
●      Assist in monitoring practices to ensure compliance with relevant legislation and regulations.
●      Report any H&S issues to management.
●      Undertake robust site-specific risk assessments.
 
Special requirements:

Trade specific Qualifications/Skills:

·       Must have at least 2 years of experience working in a similar role within either prime residential or high-end hotel environments or commercial.
·       Ideally you will be mechanically biased but have multi skilled building services maintenance experience.
·       Experience of leading a team of engineers on a daily basis
·       City & Guilds/NVQ Level 3 in Mechanical Engineering, plumbing, and heating or any relevant mechanical level 3 qualification.
·       Excellent IT Skills and proficiency working via a PDA/mobile device and writing reports.
·       Outstanding customer service and client-facing skills.
